This value is not created by the Property Appraiser's Office, but rather is a reflection of the many transactions that take place in the Hernando County real estate market. Income and Expense Letters

Every January our office mails a letter to owners of Commercial income-producing properties. (If the property is owner-occupied and not rented, the letter should be disregarded.) This letter asks for the prior year’s income and expense information as it relates to the property. All information is strictly confidential and is only used for internal analysis.

The purpose of this letter is to help identify factors which could influence value, either positively or negatively. Please note, furnishing the income and expense information is voluntary. However, if you choose not to furnish the information that affects the value, it makes it difficult to accurately determine the property’s value if you had extenuating circumstances. Furthermore, pursuant to Florida Statute, failure to provide this information when requested by the Property Appraiser’s Office will prohibit you from using that information if you choose to appeal your assessment before the Value Adjustment Board.

How Do You Inspect My House?

As a courtesy, the appraiser will knock on the door, introduce themselves, and show identification if someone is home. Please be aware that for your safety, the Property Appraiser's staff wear uniforms and photo identification badges. Our goal is to uphold the highest professional standards and greet each property owner with courtesy and respect.

It is important for you to know that as an office policy, the Hernando County Property Appraiser's staff does not inspect the interior of residential properties. If someone identifies themselves as a Property Appraiser employee and asks to see the interior of your home, please:

  • Request to see their official photo identification badge
  • Immediately contact our office at (352) 754-4190
  • Call the Sheriff's Office at (352) 754-6830 to report the incident
